What is a homebuyer survey?

The Homebuyer Survey is a non-invasive, comprehensive visual inspection by a qualified RICS or CIOB surveyor.

The simplest way to describe a homebuyer survey is to consider it an MOT for your new home.

This inspection efficiently covers the entire property - both internal and external with the surveyor looking for any signs of hazards, or significant defects, where accessible and with the use of specialist equipment.

The report will provide comprehensive, detailed descriptions and supporting photographs of the construction of the property, the condition of the property on the day of the inspection, and advice on whether further investigations are required, such as recommending a Damp & Timber Survey or a Structural Survey.

What type of property is suitable for a homebuyer survey?

  • Properties constructed post-war.
  • The property hasn't undergone any alterations or extensions, historically or on more than one occasion.
  • The property is in good condition with no apparent signs of needing repairs.
  • The property is not a listed building.

What's included in a homebuyer survey?

  • Detailed descriptions of potential urgent problems which may require specialist attention.
  • Visual inspection of external Drives and pathways, as well as any external buildings/structures such as garages or decks
  • Check for moisture levels in the superstructure using pinned moisture detectors, advising further action where necessary.
  • Check for signs of structural issues or potential movement on day of the survey.
  • Internal Drainage (WC, Baths sinks etc)
  • Visual inspection of floors and ceilings (the surveyor will not be able to lift carpets or floorboards)
  • Visible Electrical Installations (switches, extractor fans etc)
  • Window assessment (sill projections and external sealants)
  • Roof coverings (external, where accessible)
  • Roof coverings internal (structure and membranes) where accessible.
  • Environmental Agency Approved Flood Risk Assessment.
  • EPC (if available)

To help describe the condition of the home, a condition rating is given to each element as above.

  • Green (Level 1) - indicates that no action is required except normal property maintenance.
  • Amber (Level 2) - suggests that defects need repairing but not urgently.
  • Red (Level 3) - indicates serious defects that require urgent attention and repair; this allows you to evaluate the property's condition and determine necessary action.

Why do I need a homebuyer report?

When it comes to your new home, we want to ensure you know exactly what you are buying.

We want to make you aware of any potential work or further investigation required which may come at a financial loss and perhaps hadn't been considered or budgeted for:

  • It can lead to renegotiations.
  • The seller may offer to complete any repairs before you move in
  • You may decide you no longer wish to proceed with the property.
  • You can be more financially prepared for any repairs that need to be carried out.

What is the process?

  • We will then arrange the survey through the estate agents or current property vendors.
  • Reports will be received within five days of the inspection; however, some of our partners can produce the survey report within 48 hours.
  • Payment is made pre-inspection, or once your report is ready following the inspection, this depends on the policy of your chosen surveying partner.
