What is a RICS Residential Valuation?

A valuation involves the RICS valuer visiting the property, getting an accurate impression of the condition, layout, unique features, age of the property, and whether it has been modernised, or has any obvious major issues like damp, or suspected structural defects.

The surveyor uses the latest market data and technology to help provide you with an accurate and reliable valuation. Whether you're buying, selling, or just curious about your home's value, a RICS valuation determines the property's true market value.

What is a RICS Help-To-Buy Valuation?

If you're looking to sell, re-pay or re-mortgage a help-to-buy loan, you need an independent valuation conducted by a registered RICS surveyor complying with RICS guidelines.

The help-to-buy valuations provide the same checks as mentioned in the Residential valuation section; however, the report will be for the help-to-buy scheme, Target.

Valuation surveys are valid for three months. As Target can't always guarantee the process won't exceed the three-month validation period, our partners offer a free desktop valuation should the initial valuation expire; this way, you have peace of mind in knowing that regardless of how long the process takes, you will only be paying one fee.

Repayment process

Clients buying with a mortgage

Suppose you are buying your new property with a mortgage. In that case, your chosen mortgage lender will instruct their valuation surveyor from a panel that works on behalf of that particular lender.

The lender will entrust their surveyors to ensure you are not overpaying for your new home, which means they aren't over-lending and potentially putting you at risk.

Because of the above, you don't need an outsourced RICS valuation; however, it is still your choice. If you want an additional valuation, that is entirely up to you, especially if you have a low loan to value on your prospective mortgage.

What if my valuation comes back with a £0 offer?

We say, try not to worry! We know it's easier said than done when we have our hearts set on our new home.

Sometimes, the lenders valuation surveyor may come back with stipulations before the mortgage offer is granted. The most common stipulations that come back are that the surveyor has seen signs of potential damp or structural issues, which will require further investigation from a Damp & Timber Survey, Structural Survey, or Cavity Wall Tie Inspection.

Surveyors help protect you as the client, meaning these stipulations are put in place to ensure that the property you are buying is safe, secure, and ready for you and your family to enjoy, with no hiccups once you've already moved in.

What is the process?

  • Fill out our enquiry form, and a consultant from Yellow Rose will contact you. We will happily help answer any questions and provide you with a tailored quotation.
  • We will then arrange the survey for you at your most convenient date and time if you currently reside in the property to be valued.
  • We will arrange your survey for property buyers directly through the estate agents or current property vendors.
  • Reports will be received within five days of the inspection; however, some of our partners can produce the report within 48 hours.
  • Payment is made pre-inspection, or once your report is ready following the inspection, this depends on the policy of your chosen surveying partner.
  • Once you have read through your report, if you have any questions, let us know, and we will put you directly in contact with your acting surveyor.
